Designing places that feel like they’ve always belonged.
Land planners and designers advancing community-oriented design that celebrates the people, places, and traditions of everyday life.

What we do
Site Design
Detailed plans for places where people live, work, and gather—from streets and sidewalks to porches, parks, and the spaces between.
Master Planning
From cottage courts to conservation villages, we plan for town and country living—working with the land keeping the long view in mind.
Placemaking
We draw from the land, the people, and the local character of every place to craft memorable spaces that feel authentic and distinctly their own.

A founding partner in Southern Deco's Community Development Studio.
Sandy Creek LandCraft has been part of Southern Deco’s vision from the beginning, helping build the Community Development Studio around a shared belief in thoughtful, community-oriented development. By bringing together planners, designers, builders, and other collaborative partners, we’re exploring how a more connected approach to development can strengthen communities and enrich everyday life.
Madison Artisan Village puts that shared vision into practice, creating a place rooted in local character, creative enterprise, and community life.
Walk the land.
We spend time on the ground, getting to know the land firsthand.
Learn the place.
We dig into its history, its structures, and the stories that shaped it.
Draw the plan.
We sketch, study, and work through the details until the plan feels right.
See it through.
We stay involved as the project takes shape—stewarding it from plan through construction.

The Team
Two land planners with a shared respect for the land, its history, and the people who call it home.

Casey Marbutt
Founder · Land Planner and Designer
Casey is a Georgia native and land planner with a practical, hands-on approach to design and development. He has a knack for seeing the possibilities in a piece of land and understanding what it takes to turn a good idea into a thoughtful, buildable place.
"It helps to know a little about everything—and enough to know who to ask about the rest.”

Ben Proulx
Co-Founder · Land Planner and Designer
Ben grew up in Lancaster, Pennsylvania, drawing plans, building models, working on historic buildings, and exploring the farms and small towns around him. He brings a love of drawing, conservation, and the patterns that give towns, neighborhoods, and rural places their character.
“The best communities make room for the beauty and wonder of everyday life.”
